Location

The properties are located within a rural setting close to the village of Star, which is 5 miles to the north-east of Glenrothes, the largest town in Fife. Access to the rest of the Central Belt is excellent with the A92 dual carriageway connecting to the motorway network.

Directions

From Glenrothes head north on the A92 and turn right at the Balfarg Junction signposted Star and Kenoway. Take the first left towards Star and after 1 mile bear right and then left. After another mile turn left towards Star and then take the first track on the right , just before the village, to Burnside Farm. The property is situated to the rear of the farm steading and is accessed by continuing along the track until reaching a circular parking area. National Grid Reference: NO328038.

Description

The property comprises two large open impounding reservoirs, Carriston Upper Reservoir (also known as Donald Rose Reservoir) and Carriston Lower Reservoir. The Lot also includes a substantial area of ground below Carriston Lower (0.6 Ha approx) Reservoir and towards the south of Carriston Upper Reservoir a site known as Carriston Upper TWS (0.12 Ha) which contains a part buried/bunded concrete tank which has a south facing aspect. The area of ground and the area with the tank may, subject to all necessary consents, be suitable for development. The reservoirs are ideally suited to a range of water based leisure activities although we understand that the sporting and fishing rights to Carriston Lower Reservoir are not included in the title.

Potential purchasers should be aware that both reservoirs are regulated by The Reservoirs Act 1975 with its extensive provisions and regulations. The next full ten yearly inspections are due no later than 8th January 2014 and 2nd October 2011 for Carriston Upper and Lower respectively.

The purchaser will be required to take over responsibility for holding a licence issued by SEPA (Scottish Environmental Protection Agency) which is currently held by Scottish Water. Information about this licence is held with the title pack and by the Auctioneers.
