Cupar has a population of about 9,000 and is 13 miles from Dundee and 12 miles from Glenrothes. Directions
From Glenrothes drive north for 3 miles on the A92 and take the third exit at the roundabout on the A914 to Cupar. After 6 miles turn left towards Springfield and Cuparmuir. After ½ mile turn right into Cupar Road, signed to Cuparmuir and after another ½ mile turn left into Spruce Gardens. The site is ahead at the double gates. Return to Cupar Road and turn left and take the second left turn into Drum Road. After 250 metres there is room for parking at an entrance / small layby on the left, at a gate entrance by cypress trees. Access to the site can be made about 50 metres further up the road on the left hand side.
Description
The site was a sawmill until 2000 and in 2007 planning permission was obtained for development of 37 houses. Today the sawmill buildings have been removed and some foundations for the development have been constructed. To the north and west the site is bordered by agricultural land. To the south there is housing on Spruce Gardens and Trylaw Gardens. The East side is bounded by Drum Road.
The main access to the development will be via Spruce Gardens. Please note there are some title conditions for part of the access route. Much of the ground of the site is flat but there are some spoil heaps and in places construction of foundations for the development has started. This is a rare development opportunity in a sought after, proven rural location. With the extensive ground condition works already undertaken and 80% of the deep pile foundations (undertaken by Bullivants of Alloa) this is an excellent opportunity.
